The median home sales price across the Tri-Cities area as of June 2024 is $430,000. Compared to June 2023, prices are up just 3.6% -- quite a bit different than the double-digit appreciation we saw during the pandemic.
Tri-Cities home prices have held steady for most of the past two years. As I type this, we've had 20 straight months where our median price was in between $399K and $435K.
That's median prices, which is what we track every month for our Tri-Cities market update posts.
We look at both median and average prices on a year-by-year basis, which you can see in the chart below.
In 2023, the average home price in the Tri-Cities was $451,675 -- that's for all homes sold last year in Kennewick, Pasco, Richland, West Richland, Benton City, and Burbank. The median price last year was $420,000. Both of those are down slightly from the records set in 2022.
What about city-by-city prices?

Here's a look at the median sales price in each of the past five Decembers for Kennewick, Pasco, Richland, and West Richland. To clarify, these are prices for homes sold in December only each year.
As you can see, there wasn't much separation in prices at the end of 2023. Kennewick was most affordable at $375,000, while Richland had the highest home price at $427,632. (That visible $419,900 refers to Pasco.)
